Both Managed Property and Let Only services
- Agreeing with the Landlord achievable market rent
- Advertising and Full property matching to database
- Carrying out viewings with potential tenants and negotiating rent and tenancy
- Taking a holding deposit from tenants and taking up full references to allow landlord to make a decision on suitability of tenants and guarantors.
- Organising an inventory, gas safety report, electrical safety report, energy performance certificate as required etc for compliance.
- Preparing a Tenancy Agreement in accordance with the Housing Act 1988 and meeting with the tenants to sign the agreement and all prescribed information
- Preparing a standing order mandate for future rent payments for the tenant to sign.
- Providing the tenant with the landlord’s contact information and utilities providers.
- Taking the first month’s rent and tenancy bond in cleared funds
- Providing the landlord with a copy of the tenancy agreement, tenants contact details, inventory and any other prescribed or essential documentation.
- Registering the deposit with the Deposit Protection Scheme (DPS) and providing the tenants with correct prescribed information as required.
- Transferring the rent to the Landlord after deduction of fees and any other agreed costs
- Providing a statement by email or post as required.
- Advising on and mitigating issues of compliance and legal legislation
Only Managed Property service
- After check-in, providing meter readings to utilities where required and changing council tax payee
- Being the first point of contact for the tenant with regard to maintenance issues.
- Visiting the property up to three times per year at set times in order to appraise the general Condition of the property. A written report of the findings will be sent to the landlord
- Organising minor routine repairs to a value not exceeding £300 Including VAT
- Informing and taking the landlord’s instructions on any major repairs
- Collection of rent and payment to landlord without delay but certainly with 7 days of receipt
- Advising landlord and chasing of any unpaid rent
- Providing landlord with statements of rent and expenditure for tax purposes
